Finding the Perfect Land Property

Purchasing Texas land & ranches that meets your needs is a breeze if you utilize one of our Land Specialist. Longhorn Realty's goal is to make the entire real estate transaction run as smooth as possible. We are experts in buying Texas land properties, and once we learn what you’re looking for, finding your land or ranch is what we do best.

Before you start looking for a farm, ranch or land to buy in Texas you should ask yourself a few questions:

  • What location works best for you? Consider travel time to the property, if you're not going to live there.
  • What utilities are available? Will you need an easement from a neighbor to bring in power? Is there public water?
  • Is the property ag or wildlife exempt? Properties 5 to 20 acres may qualify for a honeybee ag exemption.
  • Will you need a grazing or farming lease to maintain your ag exemption? If not will you furnish your own livestock or grow your own crops?
  • Do want or need surface water? Be sure to investigate possible floodplains on the property.
  • What conveys with the property? Be crystal clear on what non-realty items stay with the property.
  • Do you mind having deed restrictions or do you want an unrestricted property? Be sure you thoroughly understand how you can use a deed restricted property.

Texas Land & Ranch Buying Process

Buying land or a ranch in Texas can be a rewarding investment, whether you're looking for a recreation, private retreat, ranch home, large ranch, equestrian property, live water, hunting land or an opportunity for future development. Here are some key steps to consider when buying land and ranches in Texas:

Define Your Goals:

  • Determine your objectives for the property. Are you looking for a recreational property, a cattle ranch, a hunting retreat, live water or an investment opportunity?

Set a Budget:

  • Establish a realistic budget that includes not only the purchase price but also other costs like property taxes, insurance, utilities, and maintenance.

Choose a Location:

  • Research different regions in Texas to find the one that suits your needs. Consider factors like climate, proximity to amenities, and the type of terrain you prefer.

Work with a Land/Ranch Realtor:

  • Our Land Specialists at Longhorn Realty specialize in rural properties and we have the expertise in all areas of Texas Land and Ranches.

Property Search:

  • Begin your property search with a Land Specialist at Longhorn Realty. We can provide listings that match your criteria and show you available properties.

Viewing Properties:

  • Visit potential properties in person to assess the land, infrastructure, and suitability for your intended use. Consider factors like water sources, soil quality, and land improvements.

Due Diligence:

  • Conduct due diligence on the property, including researching its history, checking for any easements or restrictions, and confirming the availability of utilities.

Financing:

  • Determine your financing options, whether it's paying in cash, obtaining a conventional mortgage, or exploring specialized land loans. A lender will arrange for the property to be appraised. Longhorn Realty can assist with lender referrals who specialize in land and ranch loans.

Make an Offer:

  • Our Land Specialist at Longhorn Realty will prepare and submit an offer to the seller or seller's representative. Negotiate terms, including the purchase price, contingencies, and closing date.

Contract and Escrow:

  • Once your offer is accepted your contract is sent to the title company and your earnest money will be placed in an escrow account as a sign of your commitment to purchase the property.

Inspections:

  • Arrange for inspections, which may include spetic and well inspections. If there's a livable home, an inspection of the home is highly recommended.

Surveys:

  • Depending on the property a survey or recorded plat will be required by the title company in order to close on the property. If an existing survey can not be provided by the seller, a new survey can be negotiated by the buyer and seller. It's highly recommended that floodplains be shown on the property if a floodplain is present.

Title Search:

  • A title company will conduct a title search to ensure there are no outstanding liens or title issues that could affect your ownership of the property.

Closing:

  • Attend the closing, where you'll sign all necessary paperwork and transfer funds. Once closed and funded, ownership of the property is officially transferred to you.

Post-Closing:

  • After closing, handle tasks like obtaining property insurance, setting up utilities, applying for exemptions, and addressing any immediate property needs.

Property Management:

  • If the property requires ongoing management, such as ranching, farming, leasing, recreation or hunting, plan for the necessary resources, equipment, and personnel.

Enjoy and Maintain:

  • Finally, enjoy your new land or ranch while also maintaining it according to your goals and objectives.

Buying land or a ranch in Texas can be a complex process, and it's crucial to work with a broker who specialize in rural real estate such as Longhorn Realty. Be thorough in your research and due diligence to ensure the property meets your expectations and investment goals.
