The Texas Real Estate Commission (TREC) has two major categories of licensed real estate professionals. 1) Sales Agents, who must be sponsored by a broker. Sales agents work with clients on behalf of the broker. 2) Brokers, who are responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.

Texas real estate brokers and sales agents are licensed for the protection of consumers. Before someone can be licensed to act for a buyer or seller in a real estate transaction, the person must meet certain requirements. To become licensed, each sales agent must pass 180 classroom hours and a broker shall pass an additional 270 classroom hours. All licensees must also pass a state exam and submit to a background check to assess their honesty, trustworthiness, and integrity.

Texas REALTORS® adhere to all of the TREC requirements stated above and also follow a strict Code of Ethics as set by National Association of REALTORS®. NAR’s Code of Ethics was adopted in 1913 and the Code ensures that consumers are served by requiring REALTORS® to cooperate with each other in furthering a clients’ best interests.

Texas land and ranch transactions are complex and demand informed decisions with important deadlines to manage.
